  • Reduced traffic – the new project is anticipated to reduce vehicular traffic by 4,800 trips per day or 50% fewer trips compared to the existing shopping center
  • Undergrounding of utilities – existing overhead utility lines along property’s Oak Avenue frontage will be removed and undergrounded
  • Enhanced pedestrian safety – elimination of several existing driveways; commercial loading moved away from public sidewalks and pedestrian entrances
  • Sidewalk upgrades and improvements – new perimeter sidewalks will be built along Carlsbad Village Drive and Oak Avenue with enhanced landscaping; a significant number of new street trees will be planted
